You have the site and the capital. Now make it a hotel worth staying in.

From the first meeting I bring the right architects, designers and operators. The same team stays with the project from concept to opening night.

Book the €399 consultation

A first consultation, €399. I read the project as it stands with you, and you leave with a straight read on where it is today, a proposal shaped for your next phase, and what the engagement would involve — cost, time and result. Credited in full against any engagement started within 90 days.

Concept and feasibility

24–16 months before opening

I study the market, define the concept and test whether the economics hold — before capital is committed.

  • Market and location analysis with competitive benchmarking
  • Hotel concept, brand narrative and keys mix
  • Financial feasibility with return projections
  • Operator and brand strategy — HMA, franchise or independent

You receive
Feasibility Study, Masterplan Brief, Concept Document and Business Plan, with the cost of the next phase.

Feasibility Studies

Design, operational framework and SOPs

16–9 months before opening

The building takes shape and the hotel becomes a system. Every department gets its structure, its standards and its numbers — before anyone is hired against them.

  • Masterplan, zoning and guest and staff flows
  • Architecture, interiors and engineering coordination
  • Full SOP library — rooms, F&B, front office, back of house
  • Service standards and guest journey sequences
  • Organisation chart and staffing model, department by department
  • Pre-opening budget and critical path
  • Technology stack, OS&E and procurement

You receive
A written operating framework: SOPs, service standards, organisation chart and budget, with the critical path to opening.

Recruitment and training

9–3 months before opening

People make the standard real. Leadership first, then line recruitment and training in waves, so that by the final month the standard is already how the team works.

  • Executive and department-head recruitment
  • Line staffing plan and recruitment waves
  • Training curriculum built on the SOP library
  • Service simulations and role-play scenarios
  • Skills certification before go-live

You receive
A team hired, trained on your procedures and certified before the doors open.

Launch and soft opening

The final 90 days

The final 90 days run on a countdown. Systems go live and get tested. Mock stays expose what the plan missed, and every finding is closed before the doors open properly.

  • Countdown management against the critical path
  • Snagging and defect resolution with the project team
  • Full systems live-testing — PMS, POS, life-safety interfaces
  • Mock stays and full-dress service simulations
  • Soft opening with invited guests
  • Stabilisation plan for the first 100 days

You receive
An operation that opens at the level it was designed to reach.

Open, and hold the standard

From opening onwards

Standards slip at opening. The guest experience standard is measured against your own numbers from the first week, and held by your managers rather than by me.

  • Standards practised in live service until they become routine
  • Satisfaction, revenue and retention measured against the baseline
  • Full management available through my operator partners
Guest Experience Quality Assurance

Daily management under a Hotel Management Agreement is run by my operator partners, who between them run more than 70 hotels alongside Marriott, Hilton, Hyatt and IHG. DolceVita writes the standard and installs it; they run the property.

Before the next commitment, the project read with me.

Every project gets tested eventually — usually by the market, after the land is bought and the concept is fixed. The consultation runs the first pass while the answer can still change something.

the first consultation, credited in full

In the meeting
  • You sit with me, and I have run properties at this level
  • You talk first — the site, the concept, the phase you are in and what is already committed
  • Then the questions the next decision turns on: who the demand actually is, what the property can realistically charge, and what would have to be true for the numbers to hold
  • What I see, said plainly — including if the project is not ready for the step you were about to take
  • Your own questions, answered directly
You leave with
  • A straight read on where the project stands today
  • A proposal shaped for your next phase
  • Which of the three services comes first, and in what order
  • What the engagement would involve — cost, time and result
